we have expanded our wine storage to include new cellars at Newstead, West End and Milton in Queensland. During the Queensland floods of January 2010, Milton’s wine storage was completely devastated by a couple of metres of muddy river water. We assisted many customers with cleaning up their wine post flood. During this clean up faze we received some constructive feedback from customers. Much of the feedback expressed a desire to see wine storage relocated to an upper floor, especially if we were seriously going to consider rebuilding the wine storage area. We also looked at which suburbs our wine storers were coming from, and based on this, two new locations at Newstead and West End were selected. The additional two locations would provide greater choice for existing customers and would also provide choice for new customers who may not have wished to travel to Milton. Pre flood Milton had 280-300 occupied cellars. Conscious not to flood the wine storage market in Brisbane with hundreds of new cellars, Milton now houses 167 cellars, West End 96 and Newstead 85 for a total of 348 cellars. The wine cellars are attractive joinery cellars with lower ceiling heights and warm colour tones providing a pleasant environment for our wine enthusiasts.

I t was pleasing to conclude the concluded a long and challenging project with the first installation of wine storage here in NZ. The availability and quality of existing wine storage is limited in the current market. The quality of our purpose built facility will make a major selling point of difference and will become the major player in the wine storage market. The finishing result was worth the wait. Initial fit out was 67 cellars in two rows with a mix of 12 case sizes up to 100 case sizes, leaving room left over for some bulk wine storage or continued fit out of the existing sizes depending on the demand. Initial feedback has been excellent. In the first week, we achieved 3 cellars rented. The Mt Eden team are now working on past wine enquiries and marketing to the major retailers in a 10km radius of the centre, as we ramp up promotion of this cellaring to the wine market place. At a time before we decided to build the new website, one of the few ways for us to rectify this was to start Blogging. Why? Each Blog article presents to Google a whole bunch of new content, relevant to us and the subject matter, in a format that is easy for Google to read. The more relevant to Storage, Kennards and our customers that we make the articles, the better. As Google reads more about what we do the more it serves up our listings to future customer searches. History KSS Belmont was originally a Kennards Hire site and the self-storage units were added to the property in 1982. They were all ground level and the majority drive up units. A two storey addition was completed in 2006 to give a total of 550 units and 6000 square metres. One of the keys when completing documentation (CPA’S, Swot Analysis etc) is that it is not just a matter of filling in the squares. These are in fact important tools that provide Team Members development and education in the Point of Difference selling. Group discussions on Revenue Leakage was an excellent chance for all Team Members to share ideas on how they try to save the company money. Team Members had a new found respect for the effort that has gone into developing the new web site and were positive with regard to the appearance and improvements. That’s new!” Our First Trade Show Mid December we were given the wonderful opportunity to be part of a Preferred Customer Renovating for Profits trade show at All Phones Arena in Homebush. The show ran for three days and involved promoting KSS to their students (future renovators) on the benefits of using self storage through the preferred customer programme. The display was well received and provided us the ability to educate people on the options and flexibility that self storage provides. We look forward to helping them through their new renovating projects!

Movember is a fundraising activity where men grow moustaches and seek fundraising to support the Prostate Cancer Foundation of Australia and Beyond Blue in increasing awareness of Prostate Cancer and Depression. The fundraising side of the event is terrific, however even by touting a Mo during the month of November you can serve as a reminder to other men that they should set some time aside to look after their health. Who participated and what did they achieve? Kennards this year started their own team. Team KSS constituted of 12 team members Including: Simon Degaris, Darryl Hodgson, Sam Noyes, Darren Marshall, Sathish Gopinath, Eric Conliffe, Duncan Newington, Steve Jansen, Jeff Xanthos, Mark Burgess, Neil Gangi, and Tony Vuong. The team collectively raised $2,265 which is a great effort. We look forward to building on this for next year and welcome many more participants.

Kennards Self Storage recently donated $5,000 to the Sunspot Melanoma Committee. The donation helped fund an event held at Clovelly, where about 300 Little Nippers were informed about the terrors of Melanoma. There were three gatherings of different age groups who all listened to guest speaker Melanoma survivor Jay Lee. The day consisted of a raffle, sale of about 300 cup cakes and a sausage sizzle.

The Sydney Basket Brigade Brings Christmas Joy to People in Need

What about if one is a Half-Full-and- Half-Empty person? Can you be both? Some time ago when I found some shortcomings in a new development we had done I was accused of being a glass-half-empty person. This shook me up a bit as I had never seen myself as being negative or pessimistic. It made me think. Yes it was a pretty good design and development, and yes there were some things overlooked, some design shortcomings. It was good, and it could have been better. My glass, I pondered to myself, was both half-full and half empty. “Both Creative and Critical are necessary, but by separating the Creative from the Critical both have their place and space.” Kennards Self Storage donated 500 boxes to the Sydney Basket Brigade again this year, to help pack Christmas hampers for delivery to those in need. Sharon Dux PA to MD People who are consistently glass-half- empty people are not a lot of fun to be around. They may be slow and reluctant to tackle new things, and they may miss opportunities. But they may also be the ones to see the shortcomings and the problems, they may be just what is needed at times. Consistently glass-half-full people on the other hand may be so enthusiastic that they don’t see the barriers, the problems more than 2 million people in 400 cities, across 74 countries annually. Currently they have ten Basket Brigade teams across Australia who help thousands of people every Christmas with food and toys. On Saturday the 17th December, over 500 volunteers from around Sydney came together in a warehouse in Mascot for the annual Sydney Basket Brigade Packing Day. These volunteers packed 5,000 Christmas hampers for people in need.

The Basket Brigade is the annual campaign to provide food and gifts for people that need a hand - children, the elderly, hungry & homeless, during the holiday season each year.

So it could be that we need both the half-fullers and the half-emptiers to round out a team. And it may be that each of us can foster and develop in ourselves a half-full-and-half-empty attitude and bring both to bear on projects and situations. Another way to bring out both sides is to separate in the brain-storming and planning process, the positive and the negative. The Story Board Creative Planning Process emphasises this; it separates the Creative from the Critical. A ‘Meeting’, Mike Vance, the person from whom I learned about Story Board Creative Planning, is the worst way to get optimum results. A meeting typically combines the critical and the creative in one session. Creative ideas get squashed by critical ones. Both Creative and Critical are necessary, but by separating the Creative from the Critical both have their place and space. And so it can be with Half-Full/Half- Empty views and people. We need both.

P eople who see things risks, the faults or difficulties are said be ‘glass-half-empty’ people. It is more acceptable to be seen to be positive, bright and enthusiastic and to be a glass-half-full person. Glass-half-empty people can be less well-received, less acceptable. But is the half-full/half-empty split and dichotomy just a simplistic easy- to-quote saying that is really rather shallow. positively are thought to be ‘glass-half-full’ people. 8 Questions... With Darren Marshall - General Manager of KSS

with injuries and my wife reminding me I’m not getting any younger. I enjoy surfing and mountain bike riding which are my two regular activities that I do. I love the outdoors, so I’ll do anything or go any where that gets me out there! Tell us about your experiences as an Operations Manager? Everyday is a different experience. Something new always comes up that will challenge me. Generally speaking the experience involves working with people as a team to achieve something greater. What that something is can take on different forms either in a personal or business outcome. What challenges do you face in your new role as General Manager? This is where the rubber hits the road, what an opportunity for me. As the General Manager I have an opportunity to contribute back to the entire team, where previously my priority was my portfolio of centres. It’s a huge and exciting opportunity and I certainly hope that I will do it justice. I do need to elevate and change my thinking to a company level rather than just a Centre level. I believe I can make a difference because I’m surrounded by a great group of people, at both Centre level and in THQ. One of my plans is to commence some additional professional learning which I have already started and which may involve some university study. There is a saying “that people get promoted to the level of their incompetence” I believe that with a open mind to learning and a passion for what you do, you can avoid that very scenario and be what ever you want to be! Where do you see KSS in the future? There has been a lot of change recently particularly in THQ, with my appointment and the appointment of the new Operations Manager and a new CFO starting in January. This creates a whole new world of opportunity for us which I’m super excited about. I see us continuing to grow and evolve and pursue our goal of being a Famous Household Name. I see Kennards Self Storage maintaining it’s family business legacy no matter what size the company becomes. Either way the road ahead is very exciting...

What did you do before Kennards? I started as a 15 year old

Hamburger Flipper at McDonald’s, just like lot of people who are keen to work at that age. My goal when finishing school was to join the Air Force as an Air Defence Officer but unfortunately I failed to get in because of a mild asthma condition I had as a kid. So after that I was asked to join the Management Team in McDonald’s and from there started a 15 year long career working my way through all the courses and all the levels of Management finally finishing as Area Manager in 2000. I think for me I had come to the end of the road after 15 years and it was time to explore something else. I then did a small stint with Wilson Parking, managing a portfolio of carparks throughout the CBD of Sydney. Then I worked for a Property Maintenance Company looking after the cleaning and maintenance of major buildings. Neither of those positions held my interest. I then responded to a job ad for Kennards Self Storage and the rest is history. Tell us a bit about your family? My wife Jo and I were married in 1999. We met as 15 year olds at McDonald’s. We have two children, our son Ben who is 8 and our daughter Emma who is 6. Like all parents, Jo and I are very proud of both of them. I refer to my family life as wonderful but typical, with Mum, Dad and two kids, no dog as yet but the pressure is on. I consider myself very blessed that everyone is healthy, happy, and I could not ask for more. Haha...I could go on for days with this! I’ll start with my family as every good husband and dad should, and then after that it’s all about me! I love challenging myself physically; not as an elite athlete, but more like pushing the boundaries of what I do. It makes the activity more rewarding and also lands me in trouble Tell us about your hobbies and interests?

Tell us about your history with KSS? I started with Kennards in November 2003. At that time it was myself and one other Operations Manager looking after 26 Self Storage centres assisted partially by the then Learning and Development Manager. The office was much smaller and there was a communal computer in the middle of the office for the Op’s Team to use. Since that time I have been very fortunate to be involved and experience a lot of positive change and growth within the business. Whilst on that journey I have also experienced a lot of personal and professional development. Leadership Team was on a Directions Conference and the announcement was made that Miller’s Self Storage, our biggest competitor in the Self Storage market, was being sold. The next two to three years was a whirlwind of activity. Many people played a part in the acquisition of Miller’s and this time was very exciting and will go down in history as a significant, if not the most significant event in the company’s history. Just as things started to settle down, we branched into New Zealand, acquiring 8 properties in the North Island. Tell us about these changes? After a year with Kennards the

After entering their personal PIN code and swinging open the vault room door, customers will be faced with a comfortably appointed Safety Deposit Box room including a table and chair where they can sort through their belongings before securing them in the Safety Deposit Box and exiting the room.

A new feature of the PIN coded access control system is that only one person at a time can be permitted to access the vault room, allowing customers to attend to their personal belongings privately and without interruption.

The unit mix is made up of large units for the growing commercial market and a section for lockers, where demand from students and apartments has been consistent filling these upper levels. The centre now has 817 units including the wine storage which has also been completed in the basement. The next project following a successful rent up of the ground floor is to convert the remaining 55 car park spaces in the basement to storage units as we take advantage of the Mt Eden site, located on the fringe of the Auckland CBD. Well done to Shane and Feroz for renting up their centre to justify this centre’s expansion.
