W e are Kennards Self Storage Warrawong located on Shellhar - bour Road, 10 minutes south of Wollongong, in the Illawarra region of NSW. Situated on the North East corner with Lake Illawarra on one side and the Ocean on the other. The centre has great street appeal with landscaped gardens, two entry gates and three exit gates, allowing secure 24 hour access. With back to base security and individually alarmed units, CCTV cameras in 20 locations, our site is very secure for customers. The local Shopping Mall Warrawong Plaza is two minutes away, with Harvey Norman, Domayne, The Good Guys and more National Brands. We are located two minutes from the beach with local markets every Saturday on the Lake foreshore. Every Christmas Harvey Norman and Domayne rent storage units from us for excess stock for the Christmas trade. Kennards Self Storage Warrawong was purpose built in 2017, with three storage buildings and a huge undercover area for boats, motor homes and so on. Since opening in 2017 we have expanded, with an extra two buildings added in 2019, giving almost twice as many drive up units.

From 2019 as an expanding centre to high performing in 2021-2023, we've seen steady growth up to 94.2% occupancy. Another new building was also completed in July 2023, which removed our undercover storage, adding a new double story building, now giving us over 800 units available in total. The Centre Manager is Maria Garcia who has been here from the start in 2017. She loves her job! Angus Claussen is the new Assistant Manager joining Kennards in July 2023. Our main challenges are keeping our centres presentation in tip top shape. Located next to the lake and beaches we have sand and sea spray to contend with on a daily basis which is very challenging. We have a few competitors nearby but most don’t have 24 hour access, so this is a great selling point for us. Also our competitors often require full monthly payments with no Pro Rata refunds for moving out mid month, another attractive reason for choosing Kennards Self Storage.

L easing activity for fast food (Quick Service Restaurants – QSR ) has been strong in our three Victorian sites. El Jannah have committed to drive- through fast food sites in Cranbourne and Roxburgh Park while Guzman y Gomez have committed to Craigieburn. Another chicken QSR, who isn’t KFC, will hopefully join El Jannah by commit - ting to Roxburgh Park and a well known QSR, but a newbie to drive- through restaurants, will join El Jannah at Cranbourne. Outside of QSR, we have the LFR – Large Format Retail. Petbarn have started their fit out at Roxburgh Park, joining Nutrition Warehouse, Chemist Warehouse and Medical Select. Totally Workwear have committed to Craigie- burn and will (fingers and toes crossed) be joined by two other very large, very well known retailers in the near future. Nutrition Warehouse have also moved into Cranbourne, making it two outlets with us, and are looking for more opportunities.
