We have recently returned from one of our learning trips we regularly take to the USA to attend the Self Storage Association Conference. The self storage industry is mature and very competitive in the US. There are many very big operators, including 4 Real Estate Investment Trusts (REIT’s) These trips allow us to get a feeling of the latest economic challenges and the impact on the sector. We can also meet with storage operators and suppliers. In contrast to the Austral - asian market, there are numerous operators with hundreds of locations. Getting to meet and share our experi - ences has proven invaluable. We also enjoy hearing details of the latest industry news and gossip.

This toppled the #1 place held by Public Storage and grew Extra Space to 3,666 locations. There would be some bruised egos in PSHQ Then, after losing their coveted #1 position, Public Storage acquired 152 locations trading as Simply Self Storage from Blackstone for $3 billion USD. This grew Public Storage to 2,888 locations plus 266 in Europe. Still not enough to get back number 1 though. While staying in touch with global industry developments, we also get an insight into changing consumer expectation, technology, innovations and ideas that are emerging.

Both Jeff and Deepa spent five productive days with their teams, making signifi - cant inroads on the project. Tenant are an exciting new self storage software company with a vision to bring new thinking and platform to a sector that is largely stuck with legacy technology. Our close partnering with them is a collaboration that they are as excited by as we are. We look forward to bringing a leading edge management product to our business in 2024.

Starting with Motherhood where I have gained a wealth of knowledge and experience. A Residential Youth Worker for Youth Horizons - helping our youth to stay out of prison. Night Markets at Muri Beach (the food stalls are divine). Where did you grow up and what was it like? Papatoetoe, Auckland NZ. Ahh the good ole days where talking face to face was a thing, playing outside was normal, it was okay to eat dirt and bugs, there was no confusion over what letter of the alphabet suited you best. Looking up was easy to do and smelling the roses was an actual thing. Favourite hangout people when not at work? My husband for sure and my family, all 50 million of them!!! Favourite holiday destination or interesting place you’ve been to? Rarotonga to let off some steam and drink cocktails on the beach every day!

Tell us about your career background: My career in the Audiovisual industry began at age 17 as a DJ in Perth. In 1985 I moved to Melbourne and continued to DJ until I was offered a position as an AV Technician, which led to an Audio Engineer, Theatrical Lighting Designer and finally a Consulting Lecturer at Deakin University in Technical Production and Design. Working on Australian tours such as Michael Jackson and U2. In 2000 I transitioned to the Commercial Audiovisual industry, as a Senior Project Manager and then Senior Operation Manager for one of Australia’s largest audiovisual companies. I Retired in 2021. What do you enjoy doing when not at KSS? (Hobbies/ Interests)? Music, drone photography, bushwalking, bike riding, kayaking and SUP boarding. What are you reading now? Leader Eats Last. What are you watching now? It’s Okay To Not Be Okay. What favourite foods or restaurant would you recommend? Korean, Japanese, and Mexican. highly recommend Geonbae Korean BBQ restaurant in Frankston. Where did you grow up and what was it like? Perth WA and was lucky enough to travel the entire state. Favourite hangout people when not at work? My wife, son and daughter are my centre. Favourite holiday destination or interesting place you’ve been to? Last couple of holidays have been to Sydney and the Hunter Valley, the next few trips will be Perth, Korea, and Japan.

What year did you start at KSS and what centre where you managing? I started with KSS Back in 2018 and was working initially as a TSM, which was a great opportunity for me at that time and a great learning experience. You recently celebrated 5 year of service with KSS, within that time what would you say KSS does the best? KSS provides a unique opportunity to learn and develop yourself. What did you do before joining KSS? I ran an independent supermarket in a very economically challenging environ - ment. At it’s peak I oversaw a team of approximately 25 people. What significant changes have you seen over the last 5 years within KSS? When I started my Hub Training at Hawthorn they had just started using digital agreements, when I went to other centres they were still using paper agreements. So the biggest change has been the move away from paper agreements, records, etc and moving into the digital sphere.
What would you say is the best part of your job? No two days are the same and your day is what you make it. What hobbies do you have outside of KSS? I have lots of things I do in my spare time. I write and perform music, I read and am an avid tropical fish aquarist. Name a person who has inspired you both professionally and personally? My mother. She had a lot of challenges in her life and overcame them all to be an amazing mother and was also very accomplished in her career. Do you have a favourite holiday destination? My favourite destination is Mt Baw Baw in the winter, primarily for sentimental reasons as I’ve had a lot of great holidays with my wife there. I also enjoyed my visits to Los Angeles.
What’s your favourite food?? Mexican.

P reviously in our July 2023 edition of the Kennards Kourier, I wrote about a change to our Customer Goods Insurance. The article went into detail about the change from AON to Howden Insurance Brokers and explained the decision by QBE to withdraw from offering Customer Goods Insurance to the Self Storage Industry. The article finished by stating that we were well advanced on moving away from QBE for our Customer Goods Insurance and a new look program would take effect October 2023. That new look program involves Kennards moving to a self-insurance model for Customer Goods Insurance. Most companies purchase insurance policies from commercial insurance providers to cover various risks such as property damage, liability, workers' compensation, and more. This is the most common approach and involves paying premiums to an insurance company in exchange for coverage. Larger companies with sufficient financial resources can choose to self-insure certain risks. This involves setting aside funds to cover potential losses instead of purchasing traditional insurance policies. Self-insurance is often used for risks that are predictable and manageable.
where a company or individual sets up a trust to manage and cover potential losses or risks. In this context, the term "discretionary" refers to the flexibility and authority given to the trustees of the trust to make decisions about how to handle and allocate funds to cover losses or claims. Kennards has chosen a Discre- tionary Trust model of self-insurance to continue offering protection over customers goods while in storage with us. To comply with all the required regulations the Trust has been set up in partnership with Howden Insurance Brokers, the Trust will be managed by a Trustee within Howden operating under Howdens Financial Services Licence. Howden have established the Trust, provided the oversight and appropriate administration such as PDS (Product Disclosure Statement) and application forms. Howden will also provide claims management and fund distributions. Kennards will contribute money to the fund, enough to cover annual claims by our customers. H ello from Kennards Self Storage Cranbourne! We’re proud to be operating one of Victoria’s newest purpose-built KSS facilities, located in Melbourne’s beautiful south-eastern suburbs. Cranbourne is a rapidly expanding suburb that belongs to the City of Casey, and it has been a major growth area over the past 30 years with new housing estates and industrial developments popping up constantly. It is located 43kms south-east of Melbourne’s CBD and just 15kms from some of Melbourne’s best beaches. Gardens; 363 hectares of gardens and bushlands that native birds, mammals and reptiles of all kinds inhabit. There are also bustling shopping districts in the area, as well as some of Melbourne’s best restaurants. Casey Fields is also home to three golf courses and a colossal indoor skate park known as The Shed. Cranbourne’s most popular attrac - tion is its stunning Royal Botanic
Our centre was a Christmas present to the Cranbourne area late last year, opening on December 22, 2022. The state of the art building is the first in Victoria to feature Kennards Self Storage’s newly designed office layout and the LED Size It room. The facility boasting 6,964 sqm of rentable space broken up into 674 units, ranging in sizes from lockers to mini warehouses. Growth has been consistent and steady since opening, and we’ve just achieved over 40% occupancy after only eight months in operation. We are excited to see that growth continue, as well as the planned retail and fast food development next door come to fruition in the near future. This combined storage and retail style development is the first of its kind for Victoria and presents a unique benefit to the centre bringing more traffic to the area. 2 023 has been a milestone year for the business. Not long passing 100 centres operating across Australia and New Zealand, 2023 marked 50 years since operations began. There would be few that don't already know the story of Neville Kennard seeing the idea on a trip to the USA and building his first spaces at Kennards Hire Moorebank, NSW in 1973. What many might not know is the cultural journey Sam has taken the business on since the 90’s and with that celebrating the success of the teams within the business each year at the Achievement Dinner. This year was something special with double the usual attendees from all over the country and New Zealand teams also flying in for the occasion. Held at Dockside Darling Harbour, it was the best evening everyone could hope for to celebrate our 50-year journey and achievements of the team.
With over 200 Team Members in attend- ance, the vibes were high, and we were all geared up to have a blast. The venue, decorated in Kennard's colours and banners was oh-so-gorgeous. Comedian Mick Meredith, kicked the evening off, setting the scene with his killer jokes and infectious energy. What made the whole evening so special and the reason we were all there, was the team's. The evening was an opportunity to recognise years of service for valuable people within the business. It's always touching to see so many of you pass your 5,10,15 years, or even 20 years and beyond with us. An amusing sign of the times and enduring nature of the business were the many jokes made by award recipi - ents about not being born or still in nappies when Neville kicked things off in 73’. Sam brought a personal touch to the evening with stories of the early years and times with his father. Another sign
of the times and equally memorable was the assistance provided to him on stage by his youngest daughter Lara to present awards to the attendee’s. A special moment for Sam was the opportunity to recognise Darren Marshall, COO and former SSAA Board Member for 20 years service. Many Team Members were recognised for their exceptional efforts across the business, not just in normal operations but equally stepping in during times of need. No surprises for those in attendance seeing Team Headquar - ters recognised for being the lifeline that they are in this day and age for teams at the front line. The Awards concluded with special merit awards for Team Members; we all know them as “FREEDOM” Awards and the Rookie of the Year Award which went to Sandy Hapgood of the Baringa QLD team.

THE GA4 SAGA...
Have you ever had this happen? You get really good at using a computer program. You know how to use it, understand the information it gives you, and can fix problems when they come up. Then, suddenly, the program changes, and you have to start learning it all over again.
Where UA captured the “how many,” GA4 analytics are trying to capture and infer the “why” behind the users’ behaviours. The Google data collection model has changed. Where UA was dedicated to session-based modelling, where data is organised into hits, sessions, and users, GA4’s model is event- based. This means that all data is now captured as events We all know that numbers are great, but truly understanding what your audience is experiencing and how they are interacting with your website and business is worth gold. Of course, this doesn’t sum everything up that is being changed between the two platforms, but it is the big picture on why this shift is so dramatic and important. GA4 is a user-centric analytic tool now which means diving deeper with your audience and finding out the problems quicker than playing the guessing game. Although any big shift is scary, we want to invite change that helps us connect with our audience and, ultimately, makes our jobs a lot easier. ‘ ‘

During the conference KSS was awarded the Culture Sustainability Award. The award recognises organisa - tions which have sustained a Construc- tive Culture on a subsequent remeasure using the Organisational Culture Inventory® (OCI). Our 2022 OCI results showed a signifi - cant increase in the Constructive styles and a reduction in the Defensive styles, with a net overall improvement. This change has been recognised by Human Synergistics. This is not the first time KSS has received the Sustainability Award. We were both pleased and proud to accept the award on behalf of everyone at KSS, as recognition of our effort and investment into what we believe is an important part of our business, our culture!
E nter GA4! In the ever-evolving landscape of Digital Marketing, transitioning from Universal Analytics (UA) to Google Analytics 4 (GA4) has become a pivotal step for businesses and website owners. This transforma - tion isn't just about staying up to date; it's about unlocking a new dimension of data insights and adaptability. The enforced switch over might have been a bumpy ride, but it's undoubt - edly a significant moment in Digital Marketing history—one that left marketers both scratching their heads and sharing a good laugh. HUDDLE TIME
WE WANT MORE OF YOU!
T eam VIC have just enjoyed their last huddle for the year. Hosting, we had the pleasure of the Preston centre. Rebecca and the teams’ great efforts could be seen from when you first entered the centre. Team Members arriving were welcomed with a smile and an array of fruit and snacks. Though we did hear there was some debate over which pizza chain had the best… or worst pizza for dinner. The Team made an excellent choice by going with a local Pizzeria and everyone enjoyed and was well fed. As more of the Team arrived Azam, our resident photographer, and comedian, took the moment to put us all together for a group photo. When arranging us all for the photo we all shared a laugh, while technology can be incredibly useful, in this instance it presented as a great challenge with his phone making the executive choice to take short videos over photos. With such a great turnout, it was an excellent opportunity for everyone to see each other, catch up and have a laugh. Thank you to Team Preston for a lovely and well organised night. We look forward to seeing everyone again at the Victorian Christmas party mid-November. I have been recruiting recently which is one of the most important tasks that any Operations Manager undertakes, as the successful applicant gets to join the Kennards team hopefully for the long-term. Most of the time we get it right, sometimes we have to start again and that’s okay.

ADELAIDE CBD SA The new Kennards Self Storage in Adelaide CBD is aiming for a grand opening in early December 2023. Just on the fringe of the bustling commercial zone of Adelaide stands the old Australia Post sorting centre which KSS has re-purposed as a new self storage centre. The building is a seven storey solid goliath with 600 sqm of open carpark and loading areas most of which is undercover. The new centre will house the South Australian operations office and training room. The building has had its distinctive face brickwork panels painted in our Kennards Self Storage orange and blue branding in an interlock pattern to add to the Adelaide vibe. storage spaces and there’s another two floors plus a basement available for future expansion. The centre is serviced with two new additional lifts to compliment the two existing refurbished lifts and enjoys all the modern features of a self storage centre, with 24 hour access, security gates and fences, alarmed storage spaces, security cameras, and sensor lights to the passageways. This initial self storage phase occupies four floors of the building with over 1,100
and will be leased under a Commercial Lease arrangement.

ROXBURGH PARK VIC Located on the urban-rural edge of Melbourne, KSS Roxburgh Park will be another exciting new centre that is coming soon. Previously housing a Master Home Improvement Store and later a Home Co. Centre, the main building is more than 9,000 sqm with several retail shops situated at the front of the building. There is a spacious car park with hundreds of parking spaces where we are now working on the new commercial development for fast food and retail spaces. The development of this site will unfold in multiple stages, with our target being the completion of Stage 1 by the end of November, preceded by a soft opening late October. Located in the north of Melbourne, KSS Craigieburn consists of three two- storey structures and a single-storey building, which provides over 500 storage spaces including 16 Enterprise Spaces. Noteworthy features encompass our new showroom design, incorporating LED strips in the 'Size It room', a ‘secret door’ to the company store room, and timber-look battens adorning the ceiling. Being next to Bunnings and enjoying high visibility from the nearby freeways, this centre is in an enviable location to serve the surrounding suburbs. W e are Kennards Self Storage Warrawong located on Shellhar - bour Road, 10 minutes south of Wollongong, in the Illawarra region of NSW. Situated on the North East corner with Lake Illawarra on one side and the Ocean on the other. The centre has great street appeal with landscaped gardens, two entry gates and three exit gates, allowing secure 24 hour access. With back to base security and individually alarmed units, CCTV cameras in 20 locations, our site is very secure for customers. The local Shopping Mall Warrawong Plaza is two minutes away, with Harvey Norman, Domayne, The Good Guys and more National Brands. We are located two minutes from the beach with local markets every Saturday on the Lake foreshore. Every Christmas Harvey Norman and Domayne rent storage units from us for excess stock for the Christmas trade. Kennards Self Storage Warrawong was purpose built in 2017, with three storage buildings and a huge undercover area for boats, motor homes and so on. Since opening in 2017 we have expanded, with an extra two buildings added in 2019, giving almost twice as many drive up units.
From 2019 as an expanding centre to high performing in 2021-2023, we've seen steady growth up to 94.2% occupancy. Another new building was also completed in July 2023, which removed our undercover storage, adding a new double story building, now giving us over 800 units available in total. The Centre Manager is Maria Garcia who has been here from the start in 2017. She loves her job! Angus Claussen is the new Assistant Manager joining Kennards in July 2023. Our main challenges are keeping our centres presentation in tip top shape. Located next to the lake and beaches we have sand and sea spray to contend with on a daily basis which is very challenging. We have a few competitors nearby but most don’t have 24 hour access, so this is a great selling point for us. Also our competitors often require full monthly payments with no Pro Rata refunds for moving out mid month, another attractive reason for choosing Kennards Self Storage.
L easing activity for fast food (Quick Service Restaurants – QSR ) has been strong in our three Victorian sites. El Jannah have committed to drive- through fast food sites in Cranbourne and Roxburgh Park while Guzman y Gomez have committed to Craigieburn. Another chicken QSR, who isn’t KFC, will hopefully join El Jannah by commit - ting to Roxburgh Park and a well known QSR, but a newbie to drive- through restaurants, will join El Jannah at Cranbourne. Outside of QSR, we have the LFR – Large Format Retail. Petbarn have started their fit out at Roxburgh Park, joining Nutrition Warehouse, Chemist Warehouse and Medical Select. Totally Workwear have committed to Craigie- burn and will (fingers and toes crossed) be joined by two other very large, very well known retailers in the near future. Nutrition Warehouse have also moved into Cranbourne, making it two outlets with us, and are looking for more opportunities.

IS HOWARD OUR BEST PM?
thought was a very well-thought-out piece of Northern Territory Legisla - tion which was accepted by the NT electorate. Was this Mr Howard’s Christian-Conservatism asserting itself over popular opinion and self-ownership? Howard, I believe, had quite a strong moral-compass; but the skilled politician had an even stronger electoral-compass, which caused severe deviation in the arrow of his moral-compass. He was fond of grand-standing around the globe to be seen with Presidents and Prime Ministers on the world stage. Perhaps it was good politics. His biggest failing was in the growth of government-spending during his tenure. Howard had the good times and prosperity to be able to do some solid budget reforms and expenditure- reductions, but I reckon his interna - tional grand-standing and the pull of his electoral-compass steered him away from any reduction in the size of government. Maybe he could be up there with the top three or four or ten Best PM’s — equal first, or third, or tenth? Whatever ranking dear Mr Howard may be given the other contenders make it a rather undignified shared crown. But we should not expect much, should we, from these people? The political class is not a status to aspire to. The bar is not set very high in the Best PM Contest.
It was suggested, by some fawning Liberal/Conservative types, on the occasion of the release of John Howard’s book Lazarus Rising, that Prime Minister Howard was Australia’s best ever PM.
W hether he was or not is of little anyway; but what is interesting is to ask, “Compared with who?” And to look at the other contenders for this title of Best Ever PM. Ben Chifley seems to have been a well-thought-of man and PM with sound working-class values and some old-fashioned values. Sir Robert Menzies (he was a staunch Monarchist so the knighthood suited him well) had a long time in the office and distinguished himself as a protec - tionist and a solid conservative populist. Where went Britain, so went Australia, even to war in Europe. There have been some woeful PM’s: Gough Whitlam, Malcolm Frazer and Kevin Rudd in his short reign, come to mind. There have been some very ordinary PMs: Billy McMahon and Harold Holt was not there long enough nor perhaps was John Gorton. Bob Hawke surprised with his economic reforms, as did Paul Keating and they are a class act still respected, even by Liberal-National Party. As for John Howard and his record? On the positive side, he reformed workplace relations with his timid but still politically-contentious Work Choices legislation and with some good union- limiting acts, in particular with breaking the corrupt and inefficient Waterside Workers stranglehold on the docks. Howard introduced the Goods and Services Tax, which, had he carried interest as it is a subjective choice
through with the elimination of other nuisance and inefficient stamp duties and taxes as promised, would have been a commendable reform. But he dropped the ball with this promised tax reform, as with any meaningful real reform in tax during his eleven years in office; his predecessors Hawke and Keating had done some heavy-lifting in this area thus paving the way for Howard’s prosperous times. John Howard as Treasurer to Malcolm Frazer brought in Retrospective Legisla - tion with regard to the “Bottom of The Harbour” tax avoidance schemes. Surely a gross violation of the concept of Rule of Law and a precedent-setting action that means governments can henceforth do whatever they think they can get away with, constitution, morality and trust be damned. He was not so long in office when he had the opportunity to become popular with the city-trendies by taking away peoples’ guns following the Port Arthur shootings. Disarming the population is a dangerous act and one of the first things all dictators do; not that I accuse Howard of dictatorship tendencies (more than your average PM), but it was an act of violation of property rights and of self-ownership. Another head-strong violation of the concept of self-ownership was Howard’s annulment of the Northern Territory’s Voluntary Euthanasia Bill. Most Australian’s like the idea of their right to a dignified way to die, with adequate safeguards, but he used his Federal muscle to squash what I
