SPOTLIGHT ON NEWSTEAD
K ennards Self Storage Newstead is situated on busy Breakfast Creek Road, a main arterial into the city from the Bruce Highway and the airport. The 3,698 square metre property was originally constructed as a purpose- built storage facility by Jim Miller in 1989 as part of Miller’s Self Storage on the former site of a foundry. This brought the number of properties in the KSS Qld portfolio to seven at the time. The current count is 18 with more in the pipeline. According to Google Maps quick facts, “Up-and-coming Newstead has a growing nightlife scene centred on a stretch of former warehouses featuring Craft Breweries and pubs with a hip, laid-back atmosphere. Continuing the industrial-chic vibe, nearby Gasworks Plaza has stylish bistros and cafes built around a decommissioned
Gasometer.”
KSS Newstead has 830 internal units totalling 6,932 square metres. The mix
has everything from 0.5 cubic metre lockers to a 92.7 square metre unit on the ground floor and 88 wine storage- units which were installed in 2012. Just prior to Christmas we were 93.5% occupied with all lockers and wine units 100% rented for the first time. With an average unit size of 8.2 square metres, we cater to a wide range of residential and commercial customers due to the ongoing gentrification of Newstead and surrounding suburbs. We recently created the 92.7 ground floor unit for Australia Post to expand and operate their fleet of EV delivery vehicles. One challenge we have is the proximity to KSS Fortitude Valley. We are only separated by 800 metres which can create customer confusion between sites. There is also a Storage Choice and two National Storage sites found within 1.5 km.
