Do you think you have gained a better insight and understanding of KSS through training sessions such as PEP and Skillbuilder? Yes. Training sessions are important because you get armed with the necessary tools to do your job effectively. We learn specific skills and we get insight into what we are as an organisation. KSS has been the only organisation that has invested time and money in helping me determine who I am (I am a high I by the way). I also obtained my Forklift Licence here. The fact that we invest in our Team gives me insight into who we are as a company. FREEDOM is the abbreviation that comes from the outcomes of our last Momentum Conference. With each letter representing our Values , which Value stands out to you the most? “R” for Respect. Its the core value for me personally and professionally. I cant steal, gossip or do any other nasty thing if I have self respect and respect for other people. Respect makes it easy to take on all the other core values. I enjoy cooking and finding places that sell great produce. I also love to travel, getting lost in a new city! I like to incorporate my third passion with the first two. I love to take photos. So a lot of my photos are of food I have cooked or places I have been. If you had to tell a friend or colleague what it was like being a part of the KSS Team what would you say? I have told friends its like being in a Pit Crew at a Race Track. We all conduct ourselves professionally and expertly like mechanics and race car drivers, we collectively keep the car running. Making each one of us important. I told my friends that I felt that my opinion counted. And finally, to sum up KSS in one word would be? COHESION!! Tell us about your hobbies and interests?

What year did you first start with KSS? February 13th 2012. My first shift was with Mike Howard at Kirrawee. In your role as a TSM Manager what do you find most challenging? The challenging thing for me is visiting a centre for the first time and finding out all the necessary information I need to be able to run it effectively. As a TSM we walk into different centres and different situations everyday. Learning to adapt is a challenge. Different locations can mean different types of customers and a TSM needs to mould themselves to the situation. We have to expect that anything can happen and whilst we are not Centre Managers we need to have the skills of a Centre Manager. It should be a seamless transi- tion from when the person I cover leaves till they return. You have also recently taken on coordinating the TSM Roster, what other challenges and changes have come from that? Coordinating the TSM Roster means that I have to be effective with time manage- ment as I still need to be a good TSM as well as address rostering issues as they arise. I also need to be thorough with rostering. If I make an error it affects people and centres. If I miss someones leave that has been approved and I don’t

My first job was as an Assistant Manager at KFC and most recently I ran and owned a small Deli/Fruitshop in Naremburn in Sydney. April 6th this year I married Yara. We recently came home from a five week European honeymoon which was perfect. We went to Rome, Paris, The Greek Islands and Lebanon, where we stayed in the village my parents were born in and then Dubai on the way home. We are currently renovating our home. What goals do you have in your professional and personal life? I want to continue to learn and grow as a Team Member. I also want to take on and become an expert in all facets of my new role as TSM Rostering Coordinator. I see myself being here for a long time and I’m impressed with the Team Members that have been here for 15 years. In my personal life I would like to start a family and pay off my Home Loan!

Our Corporate Culture gets Award Recognition for Sustainable Transformation FEATURES
Darren Joins Self Storage Association of Australasia Board T he SSAA Board will soon be joined by Darren Marshall as the representative of the Major Operators. The SSAA Board composition includes representatives from the industry from all business sizes. Major Operators are considered those with more than 20 locations (over 100 spaces in each location). This in effect, means 3 companies are classed as “Major” - Storage King, National Storage and KSS. The purpose of the SSAA is to build the standing of the industry through education to operators, consumers, and other stakeholders. The SSAA aims to educate operators to operate ethically, and to provide storers with a professional and high quality experience. KSS was instrumental in the establish- ment of the SSAA in 1989, when Nev, Jim Miller and others convened the first meeting. Nev was on Board in the formative years. Interestingly this is the second industry association my father established, after he did this with the Australian Hire Association in the 1970’s. I was also on the SSAA Board in the 1990’s. KSS believe strongly that having a high quality industry is good for all operators - if consumers have a good experience with anyone, they will use the service again. It is pleasing to see KSS again represented on the SSAA Board and look forward to Darren’s candid and insightful contribution to their activities and the future of the industry. O n September 18th, I proudly accepted the mation of Culture. The KSS story of culture change starting in 1998 was explained to an audience of about 500 people. The OCI result from this was shown as the starting point of our culture journey which was quite an aggressive-defensive culture. The 1998 result was contrasted against subsequent results and the latest OCI. The 1998 result provided a great deal of shock for me personally, but was the ideal crystallisation of the what our Team thought about working at KSS. It was the catalyst for a journey of change where we unpacked every part of the business to eliminate the areas of abrasion, aggressiveness and defensiveness. Building Relationships, the Key to Success
Follow up is a daily process to educate customers on our value proposition. Why take the time to send out a quote if you’re not going to follow up? The key to organised diligent follow up is to prioritise. Using a follow up system is a guaranteed way to grow the business. People need to hear our message more than once, even multiple times before making a decision. If they don’t hear our message they will hear someone else’s and be lost. This makes follow up an essential ingredient in the selling process. Some of us are better than others at follow up. But trying is better than doing nothing. If you are not confident, the more you do it the better you will become. Doing something will achieve more than doing nothing. Effective follow up is a sign that we care and an opportunity to capture a greater share of the undecided. I n the last edition of the Kourier we explained the importance of capturing and recording every enquiry and the critical business decisions that rely on accurate enquiry data. There is another critical business aspect to accurate enquiry capture that wasn’t touched. When we don’t record the enquiry we deny ourselves the opportunity to follow-up. The 2013 Australasia Self Storage Demand Study is out. The Demand Study looks at the responses to questions pertaining to self storage from a cross section of the general population and current self storage users. Some interesting stats to come out of the Demand Study; 1. 67.1% of potential self storage customers make enquiries a month or more prior to using self storage. 2. 35.2% of existing customers contacted their current facility before making the decision to store. 3. 64.8% of existing customers contacted two or more self storage facilities before choosing a facility. These stats indicate that we are competing with other methods of self storage to win 64.8% of our customers, over the period of a month or more. This tells us that storage is not an impulse buy. Customers use this time to gather more information on cost, available services and specific arrangements. Follow up is therefore crucial to achieving a successful outcome. Many Team Members believe that customer follow up is a pushy sales approach, and an inconvenience or
“ Follow up isn’t just about selling; it’s about building relationships and allowing the sale to happen ” intrusion into the lives of potential customers. This doesn’t have to be the case. Effective follow up is one that adds value to the customer. In order to add value, you need to understand what might be useful to the customer. This means at the enquiry stage Team Members need to ask questions and take notes to identify what would be helpful and understand what’s important to the customer to facilitate successful follow up. If you can’t add value straight away when following up, explain that you are here to help. Effective follow up means you’ve thought about the customer and how to help them and the more likely you are to build trust. It shows that our company really cares about helping and satisfying customers. Follow up isn’t just about selling; it’s about building relationships and allowing the sale to happen. People who consider using our business may not see the value straight away, but we can significantly increase our chances of this if we follow up. If something was slightly wrong during the initial enquiry and you don’t follow up, that customer won’t call and will store elsewhere. “Follow up gives a second chance” and can result in a positive experience.

K ennards Self Storage is pleased to announce the opening of another new self storage centre in Rodbor- ough Road, Frenchs Forest. Once home to Coca Cola Head Office, this building has been given a “Block Sky High” make over. The previously derelict building has grown in size with the addition of two new levels, a fresh coat of paint and a stunning glass lift for a truly unique finishing touch. The blue and orange Kennards building cannot be missed as you drive down Rodborough Road. The new building and the landscaped gardens add colour and vibrancy to the area. This is the first Kennards building to incorporate a glass lift, offering expansive views stretching from the Sydney CBD to the Northern Beaches.
It’s not just the outside that will get your attention, the original Coca Cola door handles are certainly a talking point as well. Of course the building is also complete with the Kennards features that we know and love; meeting rooms, hot spots, wireless internet, easy access in and out and our complete 24 hour security monitoring system. The centre also has Car, Boat, Caravan and RV Storage, with wide turning bays. Steve Jansen has taken on the role of Centre Manager and Josephine Ng Assistant Manager. Finance, Bringing Numbers To Life!
Thanks to the Finance Team for their efforts, an outstanding achievement. In the exciting world of Finance, we continue to improve our existing processes and deliver benefits to both the Finance Team and the wider business. More of these details to follow in the near future. As at the end of August the Financial Results are looking very promising. With new centres, expanded centres and signifi- cant growth in all of our larger centres, we have seen a good start to the year. Currently Revenue is up 8% on the prior year and EBITDA (Earnings Before Interest and Tax) 7% up on the prior year. We have seen a growth in Expenses of 9% on the prior year. A large portion of this is due to increased labour costs with new centres and also advertising as a result of the Blaine and Amber promotion. While the results are good, the increase in costs of 9% is something we can all continue to look to reduce and deliver a better result for the business. The Auditors (Grant Thornton) gave us an Unqualified Audit Opinion, which means they did not find any issues that would lead them to believe the numbers they are auditing are materially incorrect.

Thanks to everyone involved in sending through invoices, approving invoices, submitting and approving credit cards, submitting KPI’s etc, as all these tasks allow Finance to close the results and be ready for the Audit.

FEATURES New Zealand Celebrates Five Years!
the existing Team Members and since all Kiwis love a challenge, it was simply a journey to a new beginning and how we do business. It was fair to say the previous owners One Storage were “less sophisticated” and this was a welcome change. The support of various THQ Team Members who took the time to transfer their knowledge over to the NZ Team was invaluable. “ When I joined KSS as Operations Manager for NZ, my initial goal was to ensure the existing Team understood and learnt the culture of KSS ” Along with Feroz Brouwer and Shane Pearce we accepted our 5 Year Service Awards at this year’s Achievement Dinner, but even we are not the longest serving Team Members. Alan Bevin at Hastings, Beverley Morgan at Tauranga have seven and eight years Storage Service and our TSM Beverley Brooking is approaching nine Years of Service. We will have many more significant anniver- saries to come. It is pleasing to know that over the next two years a number of existing Teams will have entry into the Five Year Service Club as well. Trying not to down play the first five years, the journey has really only just begun. We want to grow the business in NZ especially in Auckland and expand into the other major cities such as Wellington and Christchurch. We are starting to see some strong performances from the existing NZ Team to complement our natural sporting domination – aka Rugby World Cup!!!
The Success of a Sales Maker B usiness Development and National Accounts are not without their challenges, the biggest being what left field thinking do we need to implement to get the business. It never fails to amaze me that through the combination of our Teams and their understanding of the centres, the use of a wide variety of tools available to support us from day to day and the wealth of experience within the business, how a Team effort can get the sale. September saw us seize upon some great opportunities. Sometimes the answers are not right in front of us and it is satisfying to work in a role where the Centres want to get on board to assist. On multiple occasion’s this month we have had to look at the unit configuration at a number of centres. Removing walls to create larger units has helped facilitate the demands of businesses as they break free from the shackles of warehousing to come on board and enjoy the flexibility that Kennards offers. Listening and understanding our customers needs and thinking outside the box to find the ideal solution is definitely one of our competitive advantages. Our customers see we are engaged with their best interests in mind. The focus of cost diminishes and they appreciate the value of our service. This engagement and passion provided yet another opportunity to put our resources to work as we welcomed PMP to the National Programme. The collective contribution of everyone has seen a record month of 900 square metres, what a fantastic achievement! A nother significant birthday is being celebrated this year in the shadows of the 40th Birthday of KSS - It has been five years since New Zealand joined KSS after the acquisi- tion of a portfolio of six centres in the North Island at the start of 2008. In late 2007, a lot of preparation and Due Diligence enabled the successful acquisition of One Storage in NZ. Tauranga, Napier, Onekawa, Hastings, Palmerston North and Wanganui became part of the KSS dictionary. At the same time the Mt Eden site was almost built. The conversion of an old milk factory on the Auckland CBD fringe. KSS then grew to seven centres. Then in May 2008, Perron Storage was acquired in Three Kings, to become the eighth centre, making this the current NZ portfolio to date. The integration and branding of the sites was almost immediate – credit to the THQ Team who had a successful integration plan in place. When I joined KSS as Operations Manager for NZ, my initial goal was to ensure the existing Team understood and learnt the culture of KSS, Best Practice and new exciting ways of working with the Team. New words like Kosmo, Team Headquarters, Best Practice, Incentives, Unit Conver- sions and KPIs, were all new terms to

with a friendly gathering of around a hundred like-minded wine buffs and enthusiasts enjoying the relaxed atmosphere of the venue and the hospitality of some of the Queensland Team. Wine storage customers, Winestate Magazine subscribers and advertisers alike were invited to the exclusive tasting, where they were able to enjoy a great range of wines and take part in Simon Kellys now famous guided tours of a modern Kennards Wine Storage facility.
The unique Kennards venue and great wines combined with a range of sumptuous cheese platters ensured that the crowd was much more animated in their enjoyment of the night than in past years. Due to the friendly hosting Kennards Team of Simon Kelly, Fabiana Nunes De Assuncao, Chantal Bastiaans, Kevin Mouatt, Cameron Ferguson, Wayne McLaren, Joe Hancox and Grant Lynch who took great care of the guests on the night and assisted in the smooth set up and pack down of the event. This is the third wine tasting event held by Kennards Self Storage in Brisbane and one of the many wine enthusiast experiences that Kennards have held in Australia and New Zealand. This was a great event and the feedback from those who attended was overwhelm- ingly positive, so we now look forward to some wine storage occupancy gains as a result. Celebrating Achieveme
O ur night of nights was held again in August this year. The annual event when we recognise the wonderful achievements of our Team Members. Speaking personally I found this year’s Achievement Dinner was an exciting spectacle. Describing it like a roller coaster ride from start to finish, there was something new and fun around every corner. The night started with the launch of our Freedom video; a two minute video introducing our KSS values, through adrenalin charged images of Skiing, Surfing, Sky Diving our Team Members and Centres. Symbolising freedom and communicating our values. Little did we know that our two creative hosts for the evening, Lynda Walsh and Tony Vuong had some surprises in store for us too. “ Speaking personally I found this years Achievement Dinner was an exciting spectacle. Describing it like a roller coaster ride from start to finish, there was something new and fun around every corner. ” Surprises included a live “Gangnam Style” performance lead by Tony Vuong and friends, somehow knowing that Sam is a huge “Gangnam Style” fan! Before the announcement of the Scoty Awards, we were once again entertained with another surprise. A very funny video, that was a take-off from the hit series CSI, it was renamed “SCI”, Scoty Crime Investigations. Don’t

Sam Kennard also gave a stirring speech about Kennards Self Storage turning “40”, describing the journey that started as an idea brought back from the US to where we are today. To finish I would like to recognise once again the Team Members who achieved Five, Ten and Fifteen Years of Service. Congratulations also to the Adding Value, Phone Sales Excellence and Scoty Award recipients. Each year our annual Achieve- ment Dinner is held in recognition of everyone’s effort and hard work over the last twelve months, so thank you to all Team Members and I look forward to seeing you all again at next years event. Spotlight On Onekawa
History Kennards Onekawa is situated in a cul-de-sac called Waitane Place. It was named after the original site “The Waitane Mill” which operated in the early 1940’s and spread over 40 acres of land. Currently the last part of the original Mill, which is situated at the back of Kennards Onekawa has ceased to operate and is up for sale. “The Waitane Mill” in it’s hey-day, did create a lot of employment opportunities and later became part of the Carter Holt Harvey Group, now one of the largest Australasian Forest Product Companies involved in all wood products and forestry investments. Site Features The site was developed 15 years ago and is surrounded by industrial and commercial buildings with virtually no pedestrian traffic. In front of us there is another storage business, which is privately owned by a semi-retired couple. Exposure is our biggest challenge, so recently we put up an eight metre banner along Prebensen Drive which is a main vein to the motorway. Hopefully that will bring more awareness, as Onekawa has been known more as the satellite site to Napier. The office is small and offers little opportunity to go wildly creative which means our selling skills need to be at their best to generate more awareness of the features and benefits of our products. One of our interesting customers is the Team at ‘Building Glass’, who have kindly commented on KSS Onekawa: “Building Glass Limited specialises in glass repairs and replacements. We offer a totally mobile service to businesses and households.
Needing to find a solution to our storage needs, we found Kennards in Onekawa, Napier was an ideal solution. At first it was just about storing glass and equipment, but while restocking the van we happened to come across one of Kennards double storage units. This ideally suited us down to the ground. So

As this is a “Performance Challenged Site” it is encouraging to report that there has been some growth. We will endeavour to keep this going. The photo below was taken last week of a building at the end of Waitane Place that is now complete. It will warehouse large volumes of goods. Hopefully this will also bring more business our way. Along with being set up in a handy location with ease of access, we also get to deal with the great staff at Kennards. Keeping in contact with Jayne on site makes everything easier and she is only too happy to help us out when we need

Pymble - DA lodged Stage 1 DA is now lodged with Council. Demolition quotes are underway whilst we are waiting for approval. Belmont - Expansion complete Stage 2 is now complete and this latest work links the buildings and provides more convenient covered loading areas. There is great progress with the ground and first floor structure complete and the roof on. The overall project is looking good to complete during November. Frenchs Forest - Now open Project is now complete and open for business. Macquarie Park - Progressing well Work is progressing well with the first and second floor slabs completed. THQ interior design is almost complete and it’s looking quite good. We also have an operator signed up for the Cafe on the ground floor. TSM Corporate Volunteering Day

W e held our first Corporate Volunteering Day in September, with the Sydney Team Support Managers, at the Animal Welfare League. The Animal Welfare League NSW (AWL)is a registered charity that has been caring for surrendered, neglected and abandoned animals for over 50 years. It operates three animal welfare shelters in NSW, where surren- dered animals are cared for before they are adopted. They have two full time inspectors who respond to reports of cruelty or neglect, a full service veterinary hospital, animal behavioural consultants and a robust foster care network. Corporate Volunteering is a way for businesses to come together with community organisations to help the community prosper. In addition, Team Members got the opportunity to benefit through a sense of personal satisfaction. Most importantly, they had the chance to spend a day with their fellow Support Team Members. For TSM’s this is a rarity! The day involved a presentation on what AWL do for the community, a lesson on safe dog handling, dog walking, cat enrichment, livestock feeding, painting and the creation of new bird cage enrichment. Throughout the company’s 40-year history, its explosive growth has always been guided by a genuine sense of corporate citizenship. From simple acts like providing free storage to schools (Neutral Bay Public School, by Kennards Self-Storage in Artarmon, NSW) to donating boxes for non-profit organizations (Footys4All, by Kennards Self-Storage in Maribyrnong, VIC), Kennards is passionate about giving back to the community. Kennards has expanded its scope to include less privileged communities from out of the country. One of the company’s most cherished causes is the Addis Ababa Fistula Hospital (AAFH) in Ethiopia, which is the only medical centre in the world providing dedicated and free obstetric fistula repair surgery and long term care to women suffering from childbirth injuries. The AAFH currently manages five strategically located fistula hospitals in Ethiopia, the Hamlin College of Midwives (THCOM), a midwives training school and Desta Mender, a long term care facility that also teaches micro-business skills to prepare the women when they rejoin society. The hospital, the brainchild of world-renowned Sydney- born Dr. Catherine Hamlin and her late husband Dr. Reginald Hamlin, is represented in Australia by Hamlin Fistula Ethiopia (Australia), a charitable organisa- tion incorporated on 27 July 2012, which raises funds exclusively for the AAFH. We need more free trade zones, more tax havens, more Hong Kongs, Singapores, Dubais, Monacos, Lichtensteins. What we need more of is different models offering what people want, competing in a free-market for capital and talent. This will start to freeze out the Social Democracies and Welfare States, until they have little alternative to reform. And if some of those new capital and tax and enterprise havens are somewhat authoritarian, well so be it. People can choose to go there or not. The market will sort it out. And the politicians of the so-called social democracies will hate it. May 12th, 2011
Would you rather live in a democratic regime that taxed 50% of the Gross National Product (that is, took half of what people earned) while giving the semblance of freedom under the guise of “democracy,” or would you rather an authoritarian non-democratic regime where only 20% (or less) of your earnings and spending was taken? Or even where none of your income or property was appropriated by the regime? Would you rather live where you had a substantial amount of personal economic clout, but not much political clout; or one where you had a struggle for economic clout and freedom, but where you could vote on things political? Hong Kong, the Special Economic Region of China, is an example of authoritarian economic freedom, while the welfare states of Europe are examples of political freedom. Hong Kong thrives while Old Europe struggles. Hong Kong ranks #1 on the Heritage Foundation’s Economic Freedom Index. China allows Hong Kong to continue, more or less, with the British Colonial dictum of positive non-interventionism in its economy. And while there is a degree of political representation in Hong Kong’s Legislative Council, it remains politically authoritarian and determinedly capitalist: you could perhaps call Hong Kong financially democratic, but politically authoritarian. Another place of authoritarian freedom is Singapore. Low taxes, property rights, free trade, ever-growing prosperity, but some restraints on political and personal freedom (chewing gum, for example, is banned in Singapore). Now would you rather live and work and keep most of your earnings in Singapore, and go without chewing gum and some constraints in regard to criticising the regime, or be free to chew and spit while paying half your earnings and spending in taxes in a European Union
country? Singapore ranks #2 in the World Economic Freedom Index. Democracy worship is the religion of the times. There are wars and invasions to make the world safe for democracy, mostly some sort of imposed democracy. For the repressed parts of the world, “democracy” seems like a dream, and in many ways such a political and economic state will be a huge leap forward. People, with a fair degree of property rights, with a good degree of self-ownership, will start being responsible for much of their lives — something denied in many countries with repressive regimes and dictators who want to keep most of the money and most of the power to themselves and their cronies. “ Would you rather live where you had a substantial amount of personal economic clout, but not much political clout; or one where you had a struggle for economic clout and freedom, but where you could vote on things political? ” There is room for many different types of political and economic models. Those that give the most economic freedom tend to prosper; people migrate and work and live in such places, taking their skills and their capital to where it is respected. More such places are needed in the world to compete for talent and capital. Some of these may be classified as authoritarian in a political sense, but libertarian, capitalist and free-market in an economic sense. The more competition there is between
