“Culture eats strategy for breakfast” is a saying attributed to management guru, Peter Drucker. Obviously he wasn’t saying that strategy isn’t important, rather that an empowering culture is a surer route to organisational success. It is a key ingredient that will distinguish and differentiate a business.

T here is significant evidence an engaged, collaborative company culture correlates with sustained outperformance, strong brand reputa - tion and industry leadership. There are two challenges with organi- sational culture. First, is how to describe it, and the second is how to change it. In an already significant year, it is also 25 years since our first culture survey, the Organisational Cultural Inventory (OCI). It was a landmark year as it enabled us to actually describe the vibe of KSS. The first part of the culture challenge. This was the start of a journey where culture became central to everything we do.

Leadership growth was essential. So 25 years on, thanks to the OCI and great commitment from people across the business, our culture ideals are now firmly entrenched and part of our DNA. Our empowered and engaged culture differentiates us and raises the standards in all our 'moments of truth' customer interactions.

We obviously cared deeply about culture before this but the events of 1998 were cathartic and a significant re-set. As we know, the result in 1998 was a shock, revealing some distressing internal disquiet. The OCI provided a language and tools to describe culture. There was unquestionable commitment from me and the team for renewal. This is when we embarked on culture change. Every organisation is unique. There is no how-to guide for KSS to create a constructive culture. We made it up as we went. We used the feedback from the OCI and we took wise honest counsel from independent consultants (Steve and Mara Klemich from Achieve- ment Concepts). We unpacked the

Tell us about your career background: I have worked in retail all my working life. I spent 11 years working for Aldi food stores, opening and extending stores as the business grew. I then went on to Coles Liquor where I helped streamline their processes while leading multiple teams. What do you enjoy doing when not at KSS? (Hobbies/ Interests)? I love the beach and being outdoors, catching up with family and friends and cooking. If I get any spare time I love to do resin work, I find it incredibly relaxing. What are you reading now? I’m not a big reader so all my books are cookbooks. I love food and cooking new things. What are you watching now? The Following. What favourite foods or restaurant would you recommend? l I am trying to eat less animal products so tried a new place called You Come Again in West End. I ate most of the menu and would highly recommend. Where did you grow up and what was it like? I grew up on the Southside of Brisbane and went to school in Springwood. Favourite hangout people when not at work? When not with my children I spend as much time as I can with my partner Chris, he is my rock. I love to catch up with friends, in particular Kahra, who makes me laugh like no one else. Favourite holiday destination or interesting place you’ve been to? Bali would be my favourite place so far. I loved the people, the food, and its beauty. Can’t beat the value too.

Tell us about your career background: My first job was with Target for about Two years. I then worked in the promotional products department for Corporate Express for a couple of years before I was given a chance to work for KSS. What do you enjoy doing when not at KSS? (Hobbies/ Interests)? Nature, exercise and time with family and friends. What are you reading now? I like to read books based on a true story. I have read 3096 days, I survived and The Bad Room. What are you watching now? Manifest, Firefly Lane and Ginny & Georgia. What favourite foods or restaurant would you recommend? L’uccellino. Anything Italian! Where did you grow up and what was it like? I was born in Bosnia, but sadly because of the war, we had to flee and leave everything behind. I spent close to a year living in the war. We ended up in Germany, where we lived for the next five years waiting for the war to finish so we could go back home. Due to the damage from the war, our country was not suitable for living for a while, so we decided to move to Australia and start a new life. We have been here since 2000. Favourite hangout people when not at work? My Family. I have two kids, aged six years and twelve years. Favourite holiday destination or interesting place you’ve been to? Europe. Hawaii is also on my Bucket List with a few other destinations.

Name one thing that you think has made KSS the success it is today? Everyone works as a Team and Family. Tell us a bit about what you do outside of KSS? I love spending time with my family and my two dogs. Where do you see yourself in 10 years’ time? Hopefully in a part time role so I get to spend more time with my family. What is your most memorable Customer Experience? It would have to be when a Customer at Camper- down dug out an area on the ground floor (The Pit) that was not in use and made it into his own “Spy Agency”. I spent 12 hours at the centre dealing with Police, Hazmat, Bomb Squad and many detectives. What would be your favourite holiday destination? It would have to be Hawaii, beautiful and relaxing. To sum up KSS in one word would be? Rewarding.

How long have you been part of the KSS team? Since October 13th, 2003, so 20 Years this year! How does it feel to be celebrating 20 years of service this year? It feels surreal, the saying “Time Flies” it sure does, so much has changed in the last 20 years in my life and at work. What would you say is the best part of your job? Every day is different, you deal with a lot of different people which makes your day interesting. When you help customers who are highly stressed and somewhat exhausted, and they thank you and give you a big hug because you have made a very stressful situation easy for them, that would have to be one of the best parts. What is the most valuable lesson you have learnt so far on your 20 year journey with KSS? It’s okay to get things wrong and make mistakes as there is always a Team Member there to help and guide you in the right direction. This is how you learn and grow and KSS allows you to do that without feeling guilty.

We are all looking forward to celebrating and catching up with everyone on the 29th July.

We have 15 Team Members receiving the 5 Year Service Award, 6 receiving 10 Years, 2 receiving 15 Years and 2 receiving 20 Years! With that combina- tion alone, that’s 215 years of storage experience combined!!! Another record, we received the highest number of FREEDOM Award nomina- tions this year. It's so wonderful to see fellow Team Members taking the time to

ADELAIDE RESIDENTIAL PRECINCT DEVELOPMENT PROJECT ADVANCES TO COUNCIL The residential development at Adelaide in Joint Venture with Gurner Group has progressed to lodging the Application with South Australia Department Of Planning.

T his final scheme is to develop the 11,000 sqm surplus land at our Adelaide CBD property. The applica- tion shows four new apartment buildings with 600 apartments and a 220 room hotel. The Precinct will also accommodate 8,800 sqm of commer - cial retail and wellness facilities. The Gurner Group have been running the design and application lodgement phase as part of their contribution to the partnership.

We expect approval by the end of the year, then proceed with marketing and pre-sales. The new KSS next door, opens in September and will benefit from the arrival of all these residences and businesses.

Construction works are expected to commence in 2024.

"WE HAVE YOUR BACK" – A SIMPLE TEAMWORK LESSON FROM MY ARMY DAYS

D uring my time in the Army, I undertook a promotion course to obtain the rank of Corporal. Due to an injury, I was unable to complete the initial course and was eventually parachuted into a different course with soldiers who had been together for some time. Imagine – here I was, the new kid on the block with no previous connec- tions or friendships, the only female in an intense, harsh environment with a dodgy ankle to boot. As I was a Signalman, I was lucky enough to initially carry a heavy pack with the radio and at times I looked like a turtle stuck on its back as I tried to get off the ground – this didn’t help my bush credibility with the boys. Once we made base camp, our task was to lead a Section of 8 soldiers, outline the objective, navigate 10kms through the bush with the enemy (fake obviously) attacking and complete the mission.

Despite my efforts – I was no GI Jane, I was marked as a fail by the head of the course with one attempt left to pass. Feeling alone, isolated, doubting my ability I was caught off guard as the Team who didn’t know me from Adam, individually rallied around me offering support and encouragement. DURING THAT TIME WE WERE A TEAM WITH A COMMON GOAL, REGARDLESS OF THE CIRCUMSTANCES THAT BOUGHT US TOGETHER ‘

During that time, while we were being tested individually, we were a team with a common goal, regardless of the circumstances that brought us together. We had to trust and rely on each other to overcome the challenges in front of us. This reinforced the Army ethos that as a team the importance of support, focus, trust and ignoring negativity is key. And yes, I passed the course, had a successful mission called in mortar fire and only 2 members had to fake die.

They shared ideas, offered advice and reassured me that whatever the circumstances or difficulties they had my back.

brokerage firm called Gibson Knight. This acquisition provided Howden with a platform to enter the Australian market and offer its risk management services to Australian businesses. With the acquisition, Howden gained a team of experienced professionals and a network of clients in Australia. Today, Howden Risk Services is recognised as one of the leading Insurance Brokers in Australia, serving clients from various industries. The company's focus remains on providing innovative risk management solutions tailored to the specific needs of its clients while leveraging its global network and expertise. After a long partnership with AON, we are very excited to be associated with a new partner in Howden. As these changes were unfolding, we received the big announcement that QBE will no longer provide Customer Goods Insurance to the Self Storage Industry. This is significant for the industry as I believe that many smaller operators have made the decision to no longer offer insurance based on the changes to legislation only, making it too onerous to sell. Insurance is an important part of our offering; it provides our customers with peace of mind that their goods are covered in storage and provides an income for the business that goes to offsetting the cost of insurance. QBE’s exit has occurred sooner than expected. We have however been on a journey to move away from QBE for our Customer Goods Insurance. This move will result in a new look insurance program for KSS planned to take effect October 2023.

Over the years, Howden expanded its operations and developed expertise in various industry sectors, including energy, construction, marine, and aviation. ‘ ‘

Made available almost solely by AON insurance brokers and QBE insurance. In recent times there have been other providers adopted into the industry. Regardless AON have been a prominent partner in the self storage industry, and a long-standing service member of the Self Storage Associa- tion. That partnership has provided what we know as our Customer Goods Insurance for our storage customers and extends to property, professional and public liability insurance and more. Over recent years the insurance landscape in Self Storage has been shifting, starting in New Zealand back in 2019 when QBE withdrew from customer Goods Insurance due to new laws that were introduced by the New Zealand Government in relation to financial services. This decision was a strong signal that something similar could happen in Australia. A little before that time the insurance market was tightening due to a number of large natural disasters around the globe, Covid and the rise in class actions against businesses. These circumstances influenced a significant rise in premiums for insurance. In addition to these influences the Australian Securities & Investments Commission (ASIC) introduced new laws in October 2021 for the selling of insurance as an add on service, the Customer Goods Insurance has been part of the self storage offering for well over two decades.

Y es, it sounds like I am repeating clichés but really, its time for sanity and normality to return and I can state with some certainly we have no more weather events to report in New Zealand. However, it is timely to reflect on how well we are prepared for the unexpected. Some of the biggest highlights with the recent events was how well the Teams handled communication, empathy for our customers, website announce - ments and a clear brief so all Team Members were on point and giving the same answers to questions and recording all conversations in customer notes. Another tip is never forgetting the peace of mind a customer can gain by Team Members reassuring that everything is fine and encourage a site visit to make sure the customers individual unit is not affected.

HUDDLE TIME IN VICTORIA AND QUEENSLAND

VIC Huddle was hosted most recently by our Flemington centre. It was great to see such a good turn out, including Tony Vuong from THQ. We were treated to some fantastic home cooking by our resident “Greek Chef” and Flemington Centre Manager Andrew, who made sure we all went home full and satisfied. We had a bit of fun and friendly competition with a Mini Golf putting contest, which saw Michael from Vermont take out the top prize for the night, well done Michael. It was a great opportunity for some of the newer Team Members to get to meet some of the broader Team for the first time, and as always it was just a great opportunity for us to all be together to catch up and let off some steam. A s our storage centres grow, so does our non-storage portfolio. I came on board in July 2022 to manage this portfolio. Prior to that, the role was handled largely by various members of the Finance and Accounts Team together with the Property Development Team. We are landlord to more than 50 commercial and retail tenants. There is our existing Penrith fast food site in NSW with Starbucks, Oporto, Zambrero, Asuka Sushi, Manoosh Pizzeria and Brothers Burger.

People with this genius have a keen sense of intuition and can quickly assess situations and identify potential risks or opportunities. They are valuable in decision-making processes and excel at weighing pros and cons. Galvanizing : The genius of galvanizing is the talent for rallying and inspiring others to act. Individuals with this genius are natural leaders who can energise and mobilise teams toward a common goal. They possess excellent communication and motivational skills

HOME IN A BOX CELEBRATES 10 YEARS

homeless for three years; a man who has experienced homelessness since 2015; a pregnant woman in her late 30's who has been homeless most of her life and a 76 year old woman with mobility issues who has been couch surfing for many months. The adjustment from homelessness to living in a home is much more difficult than we can imagine. Homelessness is a traumatising experience, particu - larly when it is experienced over a long period of time. Kennards Self Storage have provided boxes to the Mercy Foundation since its inception. We will continue to help them carry out the great work that they do and congratulate them on their 10 years and enormous contribution that they make to the community.

M ercy Foundation is celebrating 10 years of providing Home in a Box, helping families and individuals to set up a home after a long experience of homelessness. Home in Box provides everyday items such as crockery, cutlery, sheets, towels, doonas, pillows, kitchen utensils a saucepan and fry pan, a toaster and kettle, packaged up in a donated

In the last four months alone, Home in a Box have been provided to homeless families and individuals including: A woman in her 60's who was homeless after leaving a relationship where she experienced domestic violence; a 40 year old man who was homeless for two years; a single mother and her daughter,

ROTARY CONTINUES TO GIVE BACK

M artin Place is hive of activity every time the Rotary Club of Liverpool drive in to the City looking for a spot to park and unload their stock of food and provisions for those in need. On their last visit to the city there was the usual but also unprecedented demand for their supplies on offer. Noticeably the numbers on the street are on the increase. They brought ample stock of duvets, blankets and amenity packs.

Building D steel framing has been completed and precast wall panels are underway. The project is expected to be completed in December 2023. GOULBURN NSW Work has commenced on the new KSS Goulburn in the Southern Tablelands of NSW about 90kms North of Canberra. Goulburn is a very historic regional city famed for its farming and grazing pursuits and is also the home of the Big Merino. The new centre will have over 600 units and a GFA over 9,000 sqm. The development will comprise of four self storage buildings in a mixture of one and two storey designs, large open driveway areas, and incorporate the new office design. Additional to the self storage use there is also four large format commercial units for business tenants. Apex Building is the contractor for this development and has commenced the bulk earthworks and the drainage on-site with a completion date of early 2024. MOOREBANK NSW Constructed by Patterson Building Group, a consistent typical KSS design is applied to this new centre, while the application of a pivot door, as well as the trafficable tile pavement in the car park, contributes to a fresh new look. This 7-storey, purpose-built self storage centre is due for completion at the end of this month. Once open, it will fill the gap between KSS Bankstown and KSS Hoxton Park with its 1,000+ spaces. BOX HILL NSW (Top left) Located in the Northwest of Sydney, this new centre is an exciting combination of purpose-built storage buildings and commercial properties. Building works continue on site, and we are expecting the project to complete in August 2023. Building A fit-out is almost complete; building B and building C slabs are done, and tilt-up wall panels are underway; building D structural steel and roofing are complete, external cladding is underway, and mezzanine floors commence soon; building E and F wall panels have been tilted up; meanwhile external works and pavement have started. SPOTLIGHT ON SEAFORD MEADOWS

We are currently undergoing our long awaited expansion, adding an additional 3,000+ sqm, which will see us almost double in size. The new building won’t require a lift, as the site is split level. There will be ground access to both the lower and upper levels. Steel has just started arriving, so hopefully not too much longer now. There is plenty of development happening around us and the usual other businesses - Bunnings, Total Tools and a heap of small commercial/ industrial business and nearby Seaford Central shopping centre. We have two competitors close by, one being Storage King. From time to time there can be challenges as we are all close by, and the others offering the usual discounts. But our security, centre presentation, service and 24/7 access is a big draw card for customers. We are the only facility to offer all customers 24/7 access. The Team at KSS Seaford Meadows is made up of myself, Adam Scott (Centre Manager) and Alison Mitchell (Assistant Manager). O pening in 2017, we are on a split level property. We have three buildings, two were existing and fitted out, offering drive up units as well as ground and upper level storage. We have a good mix of units available ranging from lockers to our largest enterprise space being 117 sqm. Prior to becoming Kennards Self Storage the site was a salvage business called DeYoung’s Salvage, which operated for around 17 years. Before this, the land was used as a horse agistment, dating back to around the 70’s and rural farmland before that. We are a unique looking KSS, with our front office a mix of country/ranch style brick building, not your typical looking KSS shop, plus plenty of customer parking out front,16 spaces for those that like numbers! You can also swing two cats in our box shop, it’s about 100 sqm.

KSS Seaford Meadows is in the far southern suburbs of Adelaide, on the ‘mid coast’, fringing on rural farmland and country. We are only 2km from Seaford Beach, and a stones’ throw from the famous McLaren Vale Wine Region. We are in a prime position on Seaford Road, the main thoroughfare of the Seaford industrial and commer- cial precinct, on the corner of a round- a-bout to the entry of the Seaford Meadows Train Station, gaining a heap of exposure to passing traffic. There are numerous housing develop- ments all close by, bringing around 10,000 new houses to the southern area over the coming years. This will bring some great opportunities for us. The centre has enjoyed steady growth after a slow start, growing to 90%+ occupancy and holding for the last year. We’ve also seen a good increase in rental income and our asking rate has risen substantially with this.

STOCKHOLM SYNDROME AND OUR LOVE-HATE RELATIONSHIP WITH GOVERNMENT

What is this about?

Why do the citizens identify with and protect those “guards and keepers” who hold them hostage with promises and threats? If one has been born in a kind of prison, and then been told that it is one of the best prisons around, that it is a bit better than this other prison across the water, much better than some prisons, especially those Communist prisons we hear of. And there are even people lining up to get into our prison and out of a much worse prison. Our prison has a nice flag, a national song and a pretty good football team. In our prison we get to elect our own guards, which we pay for, of course, but they do let us keep a fair bit of our own money. In our prison we can say what we like about our guards, and the inmates can’t do that in some of the other prisons we hear about on the other side of the world. Our prison has a proud history of reforms and we are better off than we were a few years ago. corrupt, and we resent the big bills they run up on overseas trips where they go to look at other prisons. But let’s face it, they are our guards, we chose them and elected them, and we pay them, so technically they work for us. And we are free to leave this prison anytime we like and go and find another prison. But the weather is nice in this prison, our families are here, we grew up here, we went to school here. Yeah, sure, some of our guards are useless and worse. Some are a bit

What happened was that the hostages developed an attach- ment to their captors, despite the fact they were held prisoner by them and their captors were criminals. The name Stockholm Syndrome was given to this paradoxical psychological phenomenon by criminologist and psychiatrist Nils Bejerot who investigated the crime.

the strange attachment people have for their politicians?

Politicians are often held in rather low regard by the citizens of a country. They rank down there with car salesmen when surveyed on trust and respect. And yet there is also a strange attach- ment the electorate holds for these politicians, these guards and jailors who take the citizens’ money (in the form of taxes), spend it foolishly and wastefully, impose liberty-restricting regulations on their “captors” and they behave like lords and masters of the people who elect and pay for them.

Team Members received a $100 bonus for reaching the target of 4,444 and another $100 bonus set to reach 5,000! The Tech Team had two more centres computerised; Campbelltown and Guildford, with Newcastle, Sandgate and Belmont next in line. Thoughts for the week were, Don't make excuses make good and, It's nice to be important but it's important to be nice. Homebush and Hornsby centres were expected to open in October.
