Our company recently reached the milestone of 100 storage centres. This is an accomplishment that I never imagined when I joined the company in 1991. 2023 also represents our 50th year since we developed our first storage centre. We have a couple of milestones coinciding. KENNARDS HITS 100 AND CELEBRATES 50 YEARS

T he acquisition of the Eveready Mini Storage property in South Nowra became our 100th centre. This first-generation and humble little development will be completely rebuilt and remodelled. Though it doesn’t (yet) exemplify the latest iteration of quality and customer experience we are proud of, Nowra will be another great asset. It is also a nostalgic and apt reminder of the simple and basic beginnings. Today KSS boasts 700,000 square metres of space available and 70,000 storage spaces. When I joined KSS in 1991 we had a mere eight locations with one more due to open that year. The business was simple with a manual customer

billing and administration system and huge dependency on Yellow Pages for attracting new business. Our footprint has grown very deliber - ately. We have developed a strong skill set in acquiring and developing our new locations, with strong preference to secure high profile gateway locations. We are happy to be patient and wait for the right opportunity. Importantly, we have also been focussed on differentiating through delivering an exceptional customer experience. This is evident with the commitment to training, development and culture that is woven throughout the business.

Tell us about your career background: I am a qualified CPA Australia Member, with two years of ACCA accounting lecturer experience, and five years as an Assistant Accountant. What do you enjoy doing when not at KSS? (Hobbies/ Interests)? I enjoy Yoga, painting and travel. What are you reading now? Not much! What are you watching now? Every night with my three year old daughter I watch Peppa Pig… What favourite foods or restaurant would you recommend? Huaiyang cuisine, one of the eight major cuisines in China. E.g. Crab Dumplings in Soup, Wensi Tofu. Where did you grow up and what was it like? I come from Jiangsu Province, China, it is close to Shanghai. My hometown is an ancient historical city with a lot of ancient buildings. There are several century-old morning tea restaurants in my hometown. We are proud of our history and culture. Favourite hangout people when not at work? My family and my friends. Favourite holiday destination or interesting place you’ve been to? Perth for the great seafood and the Pinnacles Dessert and the Caves. Japan for the Sushi and Matcha Ice Cream and the Ghibli Museum. Also the Deer in Nara are very cute!

Tell us about your career background: I spent six years in the Army before going to university. The beginning of my ‘proper career’ I spent several years working in corporate finance and mergers and acquisitions with consulting firms before working for the Fantastic Furniture group of companies as the Corporate Affairs Manager. My previous role before joining KSS was the Head of Commercial Operations with Metcash/IGA. What do you enjoy doing when not at KSS? (Hobbies/ Interests)? Travelling and going to small playhouses. What are you reading now? Besides losing hours on Twitter, Wolf Hall by Hilary Mantel. What are you watching now? Re-runs of Schitt’s Creek while waiting for the next season of Ted Lasso and Severance to start. What favourite foods or restaurant would you recommend? Gin and Tonic is a form of food isn’t it? Where did you grow up and what was it like? Split between the Western Suburbs of Sydney and the Central Coast (depending which parent I was staying with). I was the youngest child of three, so I was picked on a lot but otherwise pretty non-eventful. Favourite hangout people when not at work? Friends and family. Favourite holiday destination or interesting place you’ve been to? The most interesting place in the last five years would have to be Cuba.

Tell us about your career background: I spent the past 11 years (prior to KSS) working for a leading SAAS (Software as a Service) provider in the education space. Having been involved with digital and security transformation firsthand within the growing business in an Application Support L2/L3 role, then transitioning to a Lead before moving to our professional services team as a Technical Implementation Manager. What do you enjoy doing when not at KSS? (Hobbies/ Interests)? I enjoy spending time with my two boys, Nicholas and Alexander as well as our two fur babies. Walking, jogging, hiking and playing basketball. Also a good road trip! What are you reading now? I use my reading time to keep up What favourite foods or restaurant would you recommend? I love all food but enjoy spicy food in particular; leaning more towards Asian food. My recommendation would probably be Manpuku in Chatswood. Where did you grow up and what was it like? Cherrybrook in Sydney. Spent many of my early years going on bushwalks with my older brother. Favourite hangout people when not at work? Family, parents and friends. Favourite holiday destination or interesting place you’ve been to? New Zealand, Tasmania, the U.S. and Taiwan. with the changing space of Cyber Security. What are you watching now? Yellowstone.

Tell us about your career background: I started off my I.T career about five years ago as a technician, putting together and configuring Dell servers ready to be shipped out to customers. I later transitioned into an I.T Support Role via an Internship at Interlinked a Managed Services Provider. I was then promoted to an Innovations and Systems Administrator. What do you enjoy doing when not at KSS? (Hobbies/ Interests)? I enjoy playing video games, going fishing and camping. I also enjoy little projects outside of work for family/ friends like setting up new email accounts. What are you reading now? I am currently reading learning material to get my Azure Certifications, focusing on AZ-900 first. What are you watching now? Wednesday and Ozark both on Netflix. What favourite foods or restaurant would you recommend? Al Aseel would probably be my favourite restaurant. Where did you grow up and what was it like? I grew up in western Sydney. I enjoyed how friendly everyone was and how multicultural western Sydney is. Favourite hangout people when not at work? Family, friends and my girlfriend. Favourite holiday destination or interesting place you’ve been to? My favourite holiday destination and thing to do would be fishing in Lake Conjola down the South Coast of NSW.

SAM RETURNS TO THE SSAA BOARD OF DIRECTORS The SSAA Board steers the associa - tion strategy and activities. The SSAA aims to foster the growth and success of the industry through education of members, advocacy to the public and other stakeholders. S am has been elected to the Self Storage Association of Australa - sia’s Board of Directors. He will fill the Major Operator category representative recently vacated by Michael Alafaci of Storage King.

KSS last held a position on the Board when Darren Marshall was there in 2017 and 2018. Sam also held a role on the SSAA Board for a number of years from 1995. ‘ ‘ KSS HAVE BEEN STRONG SUPPORTERS OF THIS AGENDA SINCE ITS INCEPTION IN 1990

KSS have been strong supporters of this agenda since the SSAA’s inception in 1990. Encouraging higher standards and better customer experiences across the industry will lead to an increase in customer satisfaction, repeat use and long term growth for the sector.

I personally feel our customer service is the best in the business.

Tell us a bit about what you do in your spare time? I enjoy cooking and gardening. If the weather is good and I have spare time, I go for a long drive with my wife.

What are your favourite sports? I enjoy watching Cricket and Football.

Where do you see yourself in 10 years’ time? All I can say is with continued support, I hope to grow and still be a part of the KSS Team. To sum up KSS in one word would be? Exciting.

How long have you been part of the KSS team? I Joined KSS in August 2021, When I moved from Auckland to Melbourne. Have you always worked at Hunting- dale KSS? My Journey with KSS began as a TSM, progressing further I become the Centre Manager for Flemington in Oct 2021 and from there I moved to Huntingdale in Feb 2022. What did you do before joining KSS? I was running my own shoe repair and Engraving business in Auckland for almost 16yrs before moving to Melbourne.

What would you say is the best part of your job? Everyday at KSS is a new day, it’s not routine. I enjoy the different challenges that come my way and that's the best part of this job. What is the most valuable lesson you have learnt so far on your journey with KSS? I have learnt that you never stop learning. There is always so much more to learn and explore. And luckily for me the support I get from each and every one at KSS is amazing.

A fter The news of the Optus data breach that occurred last year, when 10 million customer accounts were accessed, of which 2.1 million people had an identity number exposed, and Medibank falling foul to a similar breach exposing personal records of 3.9 million Australians, was a wake-up call for all businesses to think about the data they collect and store in the course of doing normal business. Cyber-attacks are on the rise, Optus and Medibank breaches have been heavily publicised, there are many other similar incidents that have not received the same attention. These incidents have made customers very nervous and very conscious about what private information they handover. Enquiries by customers asking what we do with their information have become more frequent, as you may have already experienced. As a business we are required to keep records for Tax and legal purposes in the event the business is audited or litigated against by a previous customer. There is a growing tension about such laws, the risk of holding customer information for legal purposes versus

the ever-increasing rise in Cybercrime. Businesses need to take a pragmatic approach to holding customers personal information and assess the 'likelihood' and 'severity' of a cyber breach versus a customer making a claim. Both could be severe however a cyber breach is becoming more likely and could affect many customers rather than just one customer litigating against a business. Considering these recent events, we have undertaken a very serious review of what personal information we collect and store from our customers. This review will see changes to our operations regarding what information we store, and how. KSS will undertake a process of cleaning up our customer information, that includes both current and non-current customers. Changes will be made to what information we collect when signing up a new customer. In addition, we will continue to follow global best practice around protecting our systems and continue education programs for our Team Members. These measures will make us less of a target and ensure we do what we can to protect the information of our customers and our own business.

EXPANSIONS DOWN THE NSW SOUTH COAST

W e have recently acquired two new properties on the south coast of NSW - Kiama and Nowra.

sea-changers. Near enough to Sydney, it is a coastal hamlet with strong lifestyle appeal. It boasts a couple of amazing beaches; a quaint boat harbour and famous blow-hole. Our new property at Kiama, located at 148 Shoalhaven Road, will be developed into a 450 space centre to serve this thriving town.

Meanwhile in Nowra, just 40 minutes south of Kiama, we have acquired Eveready Mini Storage at 177 Princes Hwy, South Nowra. This is an 11,000 square metre property in a great gateway position and very close to the new Bunnings. This first genera- tion storage centre has been operating with 312 storage units with very simple operating practices. We intend to significantly refurbish, redevelop and expand the property, to bring it up to todays standard and to better serve the Nowra market. With both properties our network will soon comprehensively extend throughout the Illawarra and Southern Highlands. These two markets will soon boast eight centres - Wollongong, Warrawong, Mittagong, Moss Vale 1, Moss Vale 2 (under construction), Goulburn (under construction), Kiama and South Nowra.

SSAA CONFERENCE - UNLOCKING THE NEW NORMAL The 2022 SSAA Conference was held on the Gold Coast, Qld, from the 9th to the 11th of November. This was the first real industry get-together in almost three years, given a few postponements with the challenges that COVID presented. Our Kennards team consisted of Sam Kennard (CEO), Tony Vuong (Gen Mgr Ops), Kellie Robley (QLD Ops Mgr) and myself.

for questions and ideas on how to make their own business successful, 'like KSS'. Processes like waiting lists, flexibility in length of storage and a Modern Agreement are just a few advantages that set us apart. Running concurrently with the seminars was a trade show, which allowed many of the industry’s suppliers to showcase their current offerings. Many of our own suppliers attended and it was a great opportu - nity to compare them to their counterparts. The final presentation was a panel of Industry Leaders - including our own Sam Kennard, along with the CEO's of National Storage, Storage King and Rent-a-Space (pictured above). The camaraderie on display not only in the panel, but the entire conference, demonstrated that the industry has committed to succeeding together. These may be our competitors, but it was clear that everyone had made the decision to focus on Achievement ahead of competition.

O n the first morning, there were Facility Tours, where we visited Kennards Self Storage at Southport (pictured below) and the Biggera Waters site of National Storage. Both centres are relatively new, with Southport a part of our 2020 class, and the National Storage site opening in 2021.

For the remainder of the conference there were seminars available, giving attendees a chance to learn some new skills or delve into the current state of the industry. Some great topics included: Smarter Facilities, Unlocking your Neighbourhood, Cybersecurity and Storage 3.0. An interesting point of debate throughout seemed to be two opinions on the future of self storage; fully automated centres verses a consumer desire to have more human contact in a post-COVID world. Attending a few of these seminars (namely a few geared at newer and smaller operators) was a great reassur - ance of the superior product and storage solutions we offer. It was quite humbling to have some of the small operators come up to us and press us

On Friday afternoon in the last hour or so of business, I had the privilege of closing the Wairau site with the outgoing Manager Mark Montgomery for the last time. Mark has decided to leave the business, tidy up family matters in NZ and return over the Tasman to start a motorcycle tour of Australia. NEW ZEALAND LEGEND MOVES ON...

HIS APPROACH TO THE CUSTOMERS WAS SIMPLE – GIVE THEM A SMILE AND FRIENDLY INTRODUCTION, BE GENUINE IN WANTING TO HELP AND MAKE THE EXPERIENCE EASY WITHOUT FUSS

I first met Mark at a Momentum Bootcamp in Kiama in 2013. Straight away I could see the orange blood pumping away with his passion and commitment to customer service, and a strong desire for growth in the business. His approach to the customers was simple – give them a smile and friendly introduction, be genuine in wanting to help and make the experience easy without fuss. Mark worked across the business, within both Victoria and NSW before coming across to New Zealand. Every centre he worked in seemed to excel in both occupancy and income growth. He was also one of those gifted candidates that naturally fitted into the Training Manager role. Many existing Team Members today having his customer service DNA all over them, continuing his legacy. When I asked Mark, what was the favourite part of his 16 years with KSS, he was very modest saying that every day was a good day at work. However,

I did manage to get out of him that the best moments were opening new centres. He believed in having a new site properly set up well in advance, with a good team who would put in the hard yards. Knowing that their customer service had to be top notch to earn a wedge of business as the new guys in town. His greatest successes include the opening and initial expansion of the Wollongong centre in NSW and more recently the first purpose built New Zealand site in Auckland at Wairau Valley. I believe achieving a company record by renting up to 60% of MLA within 6 months of opening.

He will be missed by all the team and on a personal note, I appreciated his candid feedback to me on occasions that helped me in the business. We closed out his final moments of the day with a classic treat as pictured – a can of VB beer. After all, nothing beats the reward of an ice-cold beer.

BUILDING A BRIGHTER FUTURE FOR 56 YOUNG PEOPLE

L ast year in October I joined the KSS Team at the Stepping Stone House (SSH) Sleep Under The Stars event held at Taronga Zoo to raise funds for Homeless Youth. Over the years the issues around homeless youth and those innocent young lives being thrown into chaos due to no fault of their own, has really resonated with me. As a father of two teenage boys, it seriously hits home seeing these poor kids suffering. Wanting to give back, I joined the Sleep Out and was pleasantly surprised at the high level of enthusiasm by participants. From the moment I entered the Zoo and checked in for the event, people from all walks of life had huge smiles on their faces, children busting with excite - ment to get their hands on the KSS boxes and start building their shelters for the night, some of which were very impressive! The community spirit and positivity by everyone was great to see.

Stone House Community Hub in December, Jason Juretic CEO of SSH presented KSS with an Award of Appreciation for the continued support as Platinum Sponsors (pictured below: Fiona Harding accepting the Award on behalf of KSS). During the night we got to hear from some of the kids being supported by SSH, about their personal experiences and the difference SSH has made to their lives. It changed the direction of their lives in a positive way which continues today. We all enjoyed live music during the night and a Smoking Ceremony from a local Aboriginal representative that was an honour to be a part of. SKILLBUILDER 2022

November saw the roll out of our annual Skillbuilder training program. Skillbuilder is a one day training event designed to brief attendees on new initiatives or updates to existing Best Practice guidelines. While content varies each year the fundamental objective of the day is to continue to set our Team Members up for success!

L ast year the theme of the program was 'Back to Basics'. With so many new faces across the network Skillbuilder served as a fantastic opportunity to revisit the principles that have underpinned our success. Our main topics included a deep dive into the cornerstone principles that guide us on our journey to become a Famous Household Name. With people that care, who also embody our values, have excellent customer service and offer a high-quality product, I have no doubt we will continue to make meaningful strides towards this goal. We also took the opportunity to further empower teams in their decision- making process. Applying a consistent framework for commercially sound big picture decision making will only allow our people to be even more effective

I would be remiss if I did not mention the tremendous support of Operation Managers Kellie Robley and Darryl Hodgson. After attending the Sydney sessions Kellie and Darryl rolled out the training in Queensland and South Australia respectively. This meant for the first time we had Skillbuilder happening in three states simultane - ously! Thanks again for your willingness to get stuck in. Ultimately, Skillbuilder provides a great opportunity to continue to drive success through collaboration and sharing of ideas, this was certainly evident across the sessions. It is confir- mation of the huge value our Team Members add to the business every day, something not easily replicated by our competitors.

BIGGER AND BETTER IN 2023

ADELAIDE CBD SA Just on the edge of the Adelaide CBD stands a new KSS centre. The building is the former Australia Post office which served Adelaide from the early 1970’s. The building is a 6 storey monster and could cater for 1,000 workers in its day. plant and equipment, air conditioning, sorting machines, canteen, ventilation, escalators, ramps and the like. While this work continued we commenced fit-out of the self storage works. When the centre opens in mid 2023 it will have close to 1,100 units, all alarmed, with new sensor lighting and new cameras over 4 floors. The basement and another 2 floors will be left vacant for future expansion opportunities. The centre will also include the new KSS South Australian Team Member Training Room and be home to the KSS South Australian Operations Managers office. MOOREBANK NSW The new KSS Moorebank (pictured above) in South Western Sydney continues to grow. Level 6 was poured just before Christmas and Level 7, the final level is underway through January. The ground floor self storage fit out has commenced. The centre will have all the best features of the new KSS customer service area. With over 1,100 self storage units and 7 levels in height the building will be a big orange beacon in South Western Sydney. Completion is due in May this year. Waterloo wine storage area. The two main features of the work was to install new wall and ceiling insulated sandwich panels inside the wine storage area and then remove the existing refrigeration system and install a new, modern, efficient system. It was quite a logistical challenge, working over and around the existing customers, fitting out the new wine storage area, keeping some of the old wine cabinets and then installing and commissioning the new refrigeration system. Upon completion of the wine storage area we were able to address some ageing condensation issues to the floor above. So we undertook to demolish the entire ground floor storage fit out and re-build the area into new modern self storage units. All units are alarmed, with new sensor lighting, new cameras and in some units, the installation of a new idea - an internal 3x3 mezzanine floor level, thereby increasing the self storage area.

SPOTLIGHT ON NEWSTEAD

K ennards Self Storage Newstead is situated on busy Breakfast Creek Road, a main arterial into the city from the Bruce Highway and the airport. The 3,698 square metre property was originally constructed as a purpose- built storage facility by Jim Miller in 1989 as part of Miller’s Self Storage on the former site of a foundry. Here is a trip down memory lane with a Millers TV Commercial from1996 - https://bit.ly/3ZwV9cs and today KSS Newstead - https://bit.ly/3CG6HjU Our acquisition of Millers in 2004 saw Newstead and four other Queensland locations rebranded as Kennards Self Storage. This brought the number of properties in the KSS Qld portfolio to seven at the time. The current count is 18 with more in the pipeline. According to Google Maps quick facts, “Up-and-coming Newstead has a growing nightlife scene centred on a stretch of former warehouses featuring Craft Breweries and pubs with a hip, laid-back atmosphere. Continuing the industrial-chic vibe, nearby Gasworks Plaza has stylish bistros and cafes built around a decommissioned

Gasometer.”

KSS Newstead has 830 internal units totalling 6,932 square metres. The mix

has everything from 0.5 cubic metre lockers to a 92.7 square metre unit on the ground floor and 88 wine storage- units which were installed in 2012. Just prior to Christmas we were 93.5% occupied with all lockers and wine units 100% rented for the first time. With an average unit size of 8.2 square metres, we cater to a wide range of residential and commercial customers due to the ongoing gentrification of Newstead and surrounding suburbs. We recently created the 92.7 ground floor unit for Australia Post to expand and operate their fleet of EV delivery vehicles. One challenge we have is the proximity to KSS Fortitude Valley. We are only separated by 800 metres which can create customer confusion between sites. There is also a Storage Choice and two National Storage sites found within 1.5 km.

BUREAUPHOBIA

It’s a debilitating condition, bureau-phobia, in these days of regulated everything, there is much I don’t do because the heavy hand of government touches just about everything and I get turned off. And there are some things I do which are regulated for which I don’t ask permission. Better to beg forgiveness than ask permission is my belief in many areas. Bureaucrats are not evil people, some of them can be quite human even, but it is the job they are required to do and the stifling regulations they are so keen to impose that are evil and immoral and bring on my fear and phobia.

You can tough it out and bite your tongue, or pretend the symptoms are not there, or play games with the Crats and their regulations, like a sport, and see what you can get away with. How much civilisation is lost, how much progress forgone, how much money wasted, how much personal responsi - bility lost through the masses of regula - tions and fees that our Crats seek to impose? Responsible civil disobedience — the way to go for the sufferers of Bureauphobia!

BETTER TO BEG FORGIVENESS THAN ASK PERMISSION IS MY BELIEF IN MANY AREAS

The worst Crats seem to be the young ones. Fresh out of some school, imbued with the earnest enthusiasm of youth and to make their way by going by the book. Older Crats have been around a bit, know the stupidity of much of what they are asked to police, and can turn a blind eye, bend the rules a bit, suggest a way to get what you want. Older Crats may be approaching retirement and be seeking fewer, not more, problems. Our Enemy, The Council could be a book, like Albert Jay Nock’s classic Our Enemy, The State, but focus on the local manifestation of The State. My neighbours, and the contractors and tradesmen I deal with all hate the Council; we collude to avoid them. We appraise the chance of being caught for

Take chopping down a tree in your backyard: you are supposed to get Council approval, fill in a form, and pay a fee — ridiculous. The “Tree Cops” think they know what should be growing on your land. You can own the land, plant the tree, nurture the tree, like the tree, and then get to dislike the tree. Maybe the tree’s roots go where you don’t want them to go, or the shade isn’t right, or drops leaves in your gutter or threatens to fall and damage people or property. Whose tree is it?
